Project description

Project goal: the acquisition of immovable property (premises of the shopping center) for the purpose of renting it out.

This property is located in the city of Voskresensk (66 km from Moscow), the total area of 3 400 sq. m.

The planned acquisition of premises and land lease with subsequent rental as a trade center for the sale of building and finishing materials and other areas.

Specialization of the premises caused by its proximity to the market of building materials Voskresensk (located across the road), the rental price per square meter which is 1 200 RUB.

Together with the property sold by the land under the building and the surrounding land for Parking facilities (construction market).

Now agreed the terms of the acquisition of additional land plot of 2 500 sq. m.

The cost of acquisition (land of 4 700 sq. m. under the building and 2,000 sq. m. land for Parking and shopping area) – 60 000 000 (single premium)

The cost of repairs is 30 000 000 (phased in over 9 months)

Total: 90 000 000

Currently, the market value of one square meter in Voskresensk such facilities is 50 000 RUB., that is, the total cost of this facility is 170, 000, 000.

When performing repair work increases the useful area of 400 square meters and, accordingly, increases the price for 1 square meter up to 70 000 RUB, will make the total cost of the room – 266 000, 000.

When the investment of the sum 90 000 000 rbl. in favour of the latter alienated 50% of the shares of the company.

At the time of execution of all required activities (purchase of buildings, renovations) for up to 10 months is made the registration of shares of the company in the amount of 100% to the investor.

In the future the investor will be returned 50% of the investment and the remaining 50% stake in the company (half of the space in the property).
