The organization of the universal retail market

Project description

JSC "the Market "southern" owns a plot of land from the category of land settlements in the city of Smolensk with a total area of 7644 m2 with fenced yard and separate entrance from the side of roslavlskoe shosse, 7 km (the first line). Open area of land (fenced yard area) is 2892, 8 m2 , which allows to organize the Parking spaces, in accordance with the requirements of article 12 of the Federal law №271-FZ "On retail markets and on amendments to the Labour code of the Russian Federation".

Currently JSC "Market "southern" in the Department of property and land relations of the city of Smolensk additionally draws in rent 2-a land area of 622 m2 and 442 m2 for the arrangement of driveways and Parking spaces (areas registered in cadastre, the preparation stage of the draft resolution and lease Agreement the city Administration of Smolensk).

JSC "the Market "southern" owns the four properties with the following characteristics:

1) Industrial building "Kislovodsk", appointment: uninhabited, a total area of 3707, 5 m2, floors 1, outside height 10 m, ceiling height – 7 m, width between columns of the main passage – 18 m, consisting of four equal parts (quarters) of the correct form: 30 m width and 30 m length each part, the load on electricity: voltage is 10 kilovolts, a power of 400 kilowatts. Load floor cover — 1 ton 1m2. Industrial building "Kislovodsk" has three separate access from the inner side of the courtyard and one entrance from the Administrative building and very well lit with natural light thanks to the panoramic Windows, almost from floor to ceiling.

2) part of the module "Moscow", appointment: uninhabited, a total area of 531, 1 m2, floors 1, outside height 10 m, ceiling height – 7 m, with separate entrance from the yard, and Industrial buildings "Kislovodsk".

3) an Administrative building with workshop, appointment: uninhabited, a total area of 964 m 22, 2 number of floors, height of ceilings – 4 m, with two independent entrance both from the Roslavl highway and the courtyard. The specified object has 38 rooms of the different areas from 10 m2 to 150 m2.

4) Transformer substation, appointment: uninhabited, a total area of 19, 9 m2, floors 1, which provides electricity not only one company but also and other connected consumers.

Of the properties with a total area of 5202, 8 sq. m. has Central heating, there are water and sewer.

The ownership of JSC "Market "southern" of the above objects will allow you to organize on the territory of universal market that meets all the requirements of current legislation, with the number of trading places — 476 pieces and is one of the Express café.

It is possible to increase the land area for development and expansion of the total area of the market to 2, 5 hectares (there is already a prior arrangement with the owners).

06 APR 2015 resolution of administration of the Smolensk region №155 the territory of the JSC "the Market "southern" is included in the universal plan of the retail markets of the city of Smolensk.

28 APR 2015 a Resolution of the city Administration of Smolensk No. 687-ADM JSC "Market "southern" given the right to organize a retail market for a period of five years.

The cost of a 50% stake (in shares, property, government) in this project at this stage is 70 000 000 (Seventy million) rubles, which the Investor pays cash to the project Initiator (the shareholder).

Thus, part of the project, the Investor, as required additional tranches invests 70 000 000 (Seventy million) rubles under the contract an interest-free loan, concluded with JSC "the Market "South" for a period of 5 (five) years (Five years is the payback period of 140 000 000 (one Hundred forty million) rubles in this project).

Investments (interest-free Loan from the Investor) in the amount of 70 000 000 (Seventy million) rubles is the maximum amount required to open a universal retail market in the territory of JSC "the Market "southern" in the city of Smolensk, including considering increasing the capacity of the electrical substation).

The return to the Investor of the loan in the amount of 70 000 000 (Seventy million) rubles will occur monthly due to get the management of profit of JSC "the Market "southern" (estimated maximum return period of 3 (Three) years).

The project initiator to complete the return to the Investor of the loan in the amount of 70 000 000 (Seventy million) rubles, will monthly receive from the management of profit of JSC "the Market "southern" of 200 000 (two Hundred thousand) rubles. After the return to the Investor of the loan in the amount of 70 000 000 (Seventy million) rubles project Initiator together with the Investor will be in equal shares to participate in the management of profit of JSC "the Market "southern".

The cost of purchasing additional properties in order to increase the territory of JSC "the Market "southern" the project Initiator and Investor are produced in equal proportions by providing an interest-free loan of JSC "the Market "South" for these purposes.

The opening of the universal retail market JSC "the Market "South" is scheduled for 01 October 2015.
