Project description

The construction of the shopping center "Wave" format "Moll" must provide the specified town (and nearby towns) as retail space and, most importantly, areas for leisure activities: mini-aquapark, cinema, area development and area cafes and restaurants.

It should be noted that both commercial and entertainment components have a great potential in the analyzed area, but only with regard to the effect of "a single complex" (i.e., synergies), and in the future — an effective marketing strategy positioning of the complex. The effect of "a single complex" stems from the fact that mutually support each other types of functional use can create additional attractiveness, i.e. the total value of the project will exceed the simple sum of the parts. For example, the location shopping area or anchor tenant always attracts visitors for entertainment and recreational areas.

Based on the analysis, the methodology of which is presented and the developer it was decided on the construction of the shopping center. The feasibility of construction of shopping areas is determined by the following factors:

1.Demand for retail space in the area (by potential users) and existing competition in the area.

2.Demand for retail space (with potential tenants).

3. Demand for retail space (with potential users)

4. The demand for sports and leisure services from residents in the vicinity of the property

5. The demand for retail services which have no analogues in other planning areas of the city of Kamensk-Uralsky of the population in other planning areas

6. Comparable projects in the area which have similar options and have proven success in the market of commercial premises.
