The business project is an investment in real estate, which is sold at an auction in Italy. The most profitable direction in this industry is the purchase of real estate BEFORE bidding. The main advantage is the absence of competitors, thus, through the efforts of negotiations between creditors and the owner, we, paying off part of the debt, buy real estate at a discount of up to 60% of the market value.
Working closely with a team of notaries, lawyers and experts, my competence includes:
● Search for lots at auctions, public, private and public.
● A detailed analysis of the conclusions of the forensic experts on real estate, calculate the conformity of the appraised value with this time interval (since a number of conclusions were made a couple of years ago when the case was opened)

● Search for all debts of this person (even about which he does not know himself) to analyze whether there is a possibility of repaying all or part of the loan. And, as a consequence, whether the transaction has an economic benefit for investment.
● Negotiations with creditors, bidding for partial repayment of the loan in exchange for writing off any further financial claims.
● Organization of a meeting with all interested parties before the judge: the owner and, possibly, his lawyer, notary, creditors.
● Sale of the object at market value.
On the basis of the above, one can understand that search, analysis and bidding are the most labor-intensive work on investments, that is, only a small percentage of lots reach the final transaction. And, of course, from this point of view, it makes more sense to work with real estate whose value is higher. For low-priced objects, a simple purchase at an auction that has its own, not similar to the purchase before the auction, selection criteria is suitable.
