Construction and development in Denmark

Nord Partners carries out development projects for the construction of real estate in Denmark, its purchase and subsequent upgrading, reconstruction, with a view to its further implementation and (or) operation. The company provides payback within one to three years, depending on the type of property.

Over the past two years, the company has fulfilled orders for the reconstruction of more than two dozen objects, but also built five new properties, all of which were implemented. The minimum rate of return of the projects amounted to 30% per year.

Currently, the company redeemed a few objects in the centre and suburbs of Copenhagen under the renovation and construction of residential real estate. There is a possibility of business expansion and the purchase of objects not present in the open market.

The real estate market in Denmark in the moment is actively developing, in March 2019 the average cost per square meter of residential property has exceeded pre-crisis indicators of 2007. The main reasons for high demand:

• negative Bank rate (-0, 65%), therefore people prefer buying real estate to Bank deposits;
• highest credit rating AAA rated Denmark's leading rating agencies, and, as a consequence of the high level of interest in working the property by hedge funds;
• high demand for property due to active student and business migration;
• the availability of Bank lending secured by real estate;

Can offer projects for investment, depending on categories of objects:

• 150 000 — 200 000 euros, the reconstruction of houses in the 70-100 km from Copenhagen
• 300 000 — 500 000 euros, within a "Metropolitan region"
• 500 000 — 2 000 000 large objects with several stages of construction

The minimum rate of return of the project is 30%, terms from 1 to 3 years.
