There is a 3HA land plot in the property, in the property.

Purpose: for the construction of gas stations and roadside service.

Location of the plot: near the village of Ilyinskoye, Kaluga region (Varshavskoe highway (A-130))

The border of the plot is on the long side, adjacent to the road.

The site is located on the bypass road of the toll section of the Kiev highway, which ensures high traffic on this site.

In addition, after the analysis carried out by our specialists, the main traffic is created by heavy-duty vehicles using the road as a bypass of the toll section of the Kiev highway and local cars, which provides a large daily turnover.

The total number of cars refueling at the gas station, which is located 30 km from my site, is from 1500-2000 cars per day in the autumn-winter period. Only 2 filling stations are used at this terminal, which daily creates inconvenience for customers due to long waiting in line (up to 20-30 minutes of waiting).

The plot is adjacent to two villages Ilyinskoe and Kudinovo (1000 and 3000 people, respectively). Also in the village of Kudinovo there are large construction and production enterprises: the livestock farm "Agroplemsoyuz" - JSC "V.N. Tsvetkov Breeding Plant", the construction company "Domstroy", the wood processing enterprise "Standartplus", the Myatl concrete plant, the company "Agrosad" (engaged in the sale of seedlings of forest plants), the summer cottage cooperative "Aviators" is an elite conceptual settlement "Aviators" for 230 households, it is located a few kilometers from the Kudinovo aerocomplex c 700 —a meter—long runway and a pilot school. Marketing research and counting of cars were carried out by our specialists.

We also have a business plan for the construction of a gas station at our disposal.

Candidates have been identified for participation in a commercial tender for construction and installation works, as well as commissioning for the creation of a refueling complex, the design and implementation of acceleration and braking lanes on the federal highway and the connection of electricity up to 1 MW. There is an agreement on obtaining a franchise of the regional fuel company ORTC.
